  • October 28 notes:

    Present: John, Lucille, Ed.

    Minutes from the preceding meeting were read. Subjects included vandalism, carpet replacement, outdoor drainage, landscaping, balcony sealing and painting, late fees, lighting, refrigerators for rec rooms, masonry for 44 entrance, proposals to waive a bidding procedure for small jobs (under $2K).

    Building directory updates underway: info wanted on all residents, not just owners. An initial request for contact info has gone out to units; there will be a further request later.

    Bids for cameras are being sought and received. Cost is expected around $10K. Details to be detemined include video retention, camera type, and motion-sensing.

    Board members have contacted carpeting contractors. Lucille and John described an alternative surface option, polished concrete.

    Snow plowing bids are awaited. J&S has one in. The board wants to decide before Nov 1. In the past two years, the board took a flat $15K bid. This works well in heavy years, not so well in light years. The RFP requested each company to offer two bids: flat and per-inch. Removal of snow is an expensive process. Because heavy snow is predicted this year, flat-rate bids are expected to rise.

    Budget planning has started. Insurance rates are expected to rise.

    Decks: The last four decks in 40 are done. Some fifth-floor decks in 44 are pending. Some units for sale are not done.

    Social Committee has $21 left in its budget.

    Finance Committee: we're on target so far for the year.

    The Board was recently asked to seek approval for FHA mortgages; the Board decided not to seek certification, since FHA buyers put down only 5% and may be less reliable owners. The building recently had one unit foreclosure (now sold), and the board wants to avoid more.

    Accounts receivable: we have very little overdue condo fees.

    Repairs: the 3rd floor door in 40 was kicked and broken, repairs are planned.

    About drainage: the board needs an engineering study; without that, they can't get guarantees of results from a drainage project.

    There was discussion of a noise problem from a truck owned by a renter.

  • The information on FHA mortgages is incorrect.There is a 3.5% downpayment requirement and reliability(performance)is better than conventional,NOT allowing or encouraging the lender to have the condominium FHA approved lessens the number of people who can buy at SEVILLE and REDUCES the value of everyones unit.
